Renting a student house doesn’t need to be confusing. Whether it’s your first time moving out of halls or you're already used to shared housing, Star Students is here to make the process simple and stress-free.
Here’s a quick overview of what you can expect when renting through us, including what’s included, what you’ll need, and how we support you throughout your tenancy.
1. Group Contracts (Joint Tenancy)
Most student properties are let on a shared tenancy agreement, which means all housemates sign one contract together.
Everyone shares responsibility for the rent and condition of the property
Decisions such as ending the tenancy early or replacing a housemate require group agreement
This setup is common in student housing, so it’s important to discuss things openly with your group before committing.
2. Deposits and Protection
You’ll be asked to pay a security deposit before you move in. This is held for the duration of your tenancy and returned at the end, as long as the property is left in good condition.
A detailed inventory is provided at the start, so it’s clear what condition the property was in
Deposits are held securely and processed fairly at the end of the tenancy
We aim to be transparent and supportive throughout the process.
3. Guarantor Requirement
Students are typically asked to provide a guarantor. This is someone who agrees to step in if you’re unable to pay your rent.
Most guarantors are a parent or guardian
If you can’t provide one, alternative arrangements may be available — just ask our team
This is a common part of student renting and helps reassure landlords.
4. Holding Fee
To reserve a property during the application process, you’ll usually need to pay a holding fee. This temporarily removes the property from the market while agreements are prepared.
This fee is usually credited back toward your rent
It helps ensure everyone in your group is ready to commit
We’ll clearly explain the process and next steps before you pay anything.
5. What’s Included in the Property
Our student homes are furnished, so you won’t need to bring major furniture items.
Typically, this includes:
Bedroom essentials like beds and wardrobes
Basic living room and kitchen furnishings
Essential appliances such as a fridge and washing machine
You’ll get a full inventory before moving in so you know exactly what’s there.
6. Tenancy Length
Student tenancies usually run close to a full academic year. When you rent with us:
You’ll commit to a fixed-term agreement
Rent is paid regularly for the duration of the tenancy
The property is yours for the full term, even during breaks
We recommend making sure your group understands the full commitment before signing.
7. Ongoing Support
Renting with Star Students means you’re not left on your own after you move in. You can expect:
Access to a maintenance team for repairs and issues
Help with tenancy-related questions
Guidance at the start, during, and end of your tenancy
We’re here to help you feel confident in your home from day one.
