Property visits through the course of a tenancy should not be underestimated and can have clear benefits to both the tenant as well as the landlord. It is recommended they are undertaken on a 3-6 month basis (or as per tenancy agreement) and the tenants are given the relevant notice in writing and reasons for the intended visit. This should allow the landlord/agent to keep enough of an eye on the property without causing too much inconvenience to the tenant.

Build a positive relationship with the tenant - The visit provides the perfect opportunity for the tenant to raise any concerns with the agent or landlord onsite and as long as these can be resolved efficiently and constructively it create an atmosphere of trust and openness that will benefit everyone involved.
Ensure no prohibited activity is occurring - It is important the agent is able to confirm the property is being looked after as per the terms of the tenancy agreement. The property visit should give light to any concerns such as subletting, smoking or keeping pets in the property (if not permitted).
Evidence come end of tenancy - A written report kept on record off the back of the property visit can be used as evidence at the end of tenancy should a related dispute arise.
Provide feedback - A detailed assessment of the property can be undertaken by the agent with a view to preventative maintenance and future recommendations to be fed back to the landlord to ensure the agent is efficiently managing the property and hopefully keeping it in tip top condition.
