We carry these out about 2 to 4 weeks prior to the end of the tenancy. We meet our tenants and carry out a 'mock' inventory check, we walk-through the property, checking against the inventory and together make a list of what would be required to be completed before the damage deposit could be completed. By doing this the tenant has been made aware how of any issues and has been given the opportunity to put these things right before handing the keys back to the property. As always it is always a good idea to put this in writing. When the keys are returned if your tenant has not carried out these works, you can refer back to the meeting, making a dispute simpler to handle.
